MarkInt
The landlord of the house I live in is looking to sell it. I've been residing in this area for nearly 9 years and was wondering if anyone knows where I may find information on my tenant rights (or not!). In particular, do I have the right of first refusal when the property is put up for sale? Much appreciated.
Anderson
No, unfortunately it is not among tenants rights. Tenant rights: negotiate the rental cost and contract length with the landlord. By enacting the reform of the Urban Leases Law, tenants can now terminate a one-year rental agreement six months after signing it. Be sure to notify your landlord at least 30 days prior to making any changes. Furthermore, at your discretion, your rental agreement may be renewed yearly up to three years, unless it is required by the landlord (or their spouse or close relative) to become their primary residence. Right of preferential acquisition of housing If the landlord puts the house on the market, you will be given priority when purchasing it. Of course, it can be interesting to agree in a rental agreement to waive this rule. The tenant has the right to request that the landlord make necessary repairs for the preservation of the home. As a tenant, you have the right to request that your landlord make any necessary repairs to ensure that your living conditions are suitable. Use caution! The owner will not be held liable for any wear and tear caused by normal usage in your dwelling. No breaks caused by misuse. .If the landlord enters your home without permission, you have the right to report him. Don't forget! After the renting agreement has started, your landlord cannot enter the rented property without your permission. If this is the case, you can report it for violating your privacy rights. The right to reclaim bail upon exiting the house. It is important to keep in mind that you may be able to reclaim the security deposit you originally paid at the start of the rental period. Should you leave the premises in good condition and all payments are made on time. Quote I'm Spanish Adviser and you can ask me any question related to Spain. Our people speak 🇬🇧 🇺🇸 🇪🇸 🇩🇪 🇫🇷 🇺🇦 🇷🇺. Olga
If your landlord needs to sell the house or would like to live in this house/apartment - he can do it.
