How much authority do landlords have to increase the rent? What is the yearly percentage increase?

In case I rent one or a few properties what options do I have for increasing the rent payment taking into account that there is no details for this topic given in the contract?

Usually, if the contract is a long-term contract you can increase the rental payment based on the IPC - Consumer Price Index in English. Depending on the year - the % may vary, so it is worth to check before communicating the increase. Bear in mind, that because of COVID and the difficult economic situation the Spanish government has established the increase limit - up to 2% per year... that is valid till the end of 2023. 

 

Do not forget, that you need to communicate the change at least 30 Dias in advance.
