A prefabricated home is not constructed on-site. Instead of manufacturing the parts on-site, they are produced in a warehouse and transported to the build area, where they are put together to form a house. By having them made in an industrial setting, the quality of the finishes is better controlled, the insulation and energy efficiency of the house are enhanced and it also reduces the time needed for construction.

In Spain, demand for prefabricated homes is increasing, although they are still relatively uncommon and little is known about their construction. This article will provide an overview of the different prefabricated house options available and help you make an informed decision.

Prefabricated homes made from concrete.

Concrete is an ideal building material due to its strength, sustainability, functionality, and resistance to weather. It also produces aesthetically pleasing homes with streamlined contours, flat roofs, and ample windows. Consequently, it is a common material used in the construction of prefabricated dwellings - steel often provides the internal framework.

If a concrete home is factory-made, each component is fabricated individually and then transported to the destination site, where it's fitted in place and hooked up with amenities.

Prebuilt wooden houses

Prefabricated wooden homes are an option and provide many benefits. They are ecological, sustainable, and durable. Wood also gives the home a natural and warm atmosphere. Three construction systems are typically used with prefabricated wooden homes, depending on the type.

  • The home is composed of large, flat or round logs which are visible in its trunk-like structure.
  • The light frame system utilizes OSB boards to build the walls of the house, which can be pre-assembled in a factory or constructed on site. These boards are then enclosed with additional material, such as wood or other substances, both internally and externally.
  • Wooden homes are built in a factory and transported to their site of deployment for the mobile system.

Prebuilt modular houses

The aforementioned prefabricated houses also go by the label 2D housing, due to their composition of two-dimensional structural sections. These pieces are then situated on the site and usual construction activities are necessary to finish everything up. Alternatively, prefabricated modular dwellings are generated from three-dimensional modules which, when combined with other segments, form the desired home. This building technique is called 3D prefabrication and the benefit is that the house exit's the factory almost finished already.

Prefabricated homes made from shipping containers

Finally, preassembled shipping container homes are houses created with old transport containers that have been refurbished. The structure of the crates is robust and sturdy, as they were planned to hold monstrous loads and stand up to harsh weather conditions, making them a perfect material for a residence. Another plus of preassembled shipping container dwellings is that they are the swiftest and most economical to construct, since nothing needs to be constructed; the bins simply require being organized to fashion a home. Moreover, owing to how they are assembled, preassembled shipping container dwellings can be relocated to another piece of land.

Prefabricated houses, no matter the type of material used such as wood, concrete or modular, must meet the same urban planning standards and building codes as any other structure.
